Status overview

21 March 2024

Door entry system is unable to call individual flats. When the system was commissioned by First Port (property manager), they decided to use a pre-paid SIM card. The ‘credit’ has essentially run out. Owners have raised an urgent request to get this rectified. This page will be updated with details.

** Update 22 March **

First Port acknowledge having a pre-paid SIM installed. They have arranged for a replacement to be fitted on Wednesday (27 March). In the interim, owners in the block have self-funded a further prepayment to the system. It should now the functioning correctly. An updated will be posted when a permanent solution is achieved.

22 March 2025 – Lift is malfunctioning

Lift doors may not open on the ground floor, and possibly others. USE AT OWN RISK.

Lift outage 15/1/23 – 22/1/25

Breakdown caused by minor part failure. 

Lift outage 10/12/23 – 28/12/23

Lift door not closing completely. Damage to door mechanism rendered lift unsafe so it was taken out of service. PIP attended, and have ordered parts. First Port sent an update on this at 1pm 12 December. Now resolved.

Lift outage 12/3/23 – 17/5/23

Various causes were discussed, including a damage to the main ‘wheel’ at the top of the lift. This then required (expensive) scaffolding to be installed. Then there was talk about lift controller/software failure. That then turned into an issue with all the level sensors on each floor, and led to delay for parts and repair of all of those.

Residual issues:  (1) Lift call button (indicating service status) not repaired on ground floor. (2) Lift digital display damaged during ‘repair’ work.

31/10/22 – 16/11/22 – Lift outage

Lift outage reported to the property manager, First Port. A lift engineer was seen on site, but no update was given. Two weeks had passed before First Port (after hounding by owners in the block) got information that there was a spare part on order and delayed. Two communications from First Port followed, confirming that. As of 16 November, the lift is functional. There has been no further communication from First Port.

16/6/22 – 1/7/22 – Lift outage

Lift outage likely caused by workmen overloading the lift. First reported to First Port on 16/6/22, then subsequently on 27/6/22 (and possibly further times). Emi (property manager) e-mailed directly on 22/6/22. Delayed response to state that lift repair person should have been out, but they never came. Service restored some time 1/7/22. No information given as to what work was done and the cost to owners.

2020-2024

Ongoing leaking pipes and unsafe area due to repeated failure of FirstPort to manage contractor and ensure quality of service. This was remedied after several years of complaints about the workmanship of FirstPort contractors.

21 August 2024

No water from 11:46 to 16:00 (unannounced shut off). FirstPort instructed Xylem to carry out works (replace flange, some electrical work and potentially fix leak). They have shut off the water to the entire block. Residents received no notice of the actual or potential disruption to water supply. Service restored 16:00.

24 April 2024

Water outage at lunchtime. No announced works. It appears Xylem (a FirstPort contractor) disabled one of the pumps but failed to update the electrics. That then caused a shutdown of the entire system. Luckily the contractor was parked across the road, and an owner in the block was able to get him back to sort out the issue. Water was restored after about an hour.

5 February 2024

Expected water outage from 9 am to 2pm. FirstPort issued a notice of this to some owners at 9am on Sunday 4 February 2024. Owners are not aware of the nature of the repairs or the reason for the zero notice and timing.

17/5/2023 – Issue reported

A report has been made to FirstPort on a leak of one of the (recently service/overhauled) pumps in the pump room. This might impact service in the future.

16/8/2022 – Planned disruption

First Port (property manager) informed some owners on 11 August 2022 of planned water supply disruption from 1pm to 5pm 16 August 2022.

25/3/22 – 16:30 – Water restored

No water from 14:00. FirstPort contacted. Water engineer (Aqua) came to site. Identified some electrical issue and potential motor issue to be resolved. Water restored. 

11/3/22 – 17:00 – Water restored

Water engineers highlighted severe issues with electrical safety equipment. Expect disruptions as these are repaired. FirstPort will be asked to provide adequate notice to owners/renters before this work is carried out. 

9/3/22 – 8:30 – No water

Water pump issues have caused water disruption overnight. FirstPort (the managing agent) have been contacted by the Residents’ Association to arrange urgent repair.

6/12/21 – 12:00

Water pressure returned to normal. Awaiting report on further work to be done and/or what caused the issue.

4/12/21 – 12:00

Water pressure issues return. Overload sensors tripped. Reported to FirstPort. 

2/6/21 – 12:00

Water to block restored. No information given as to whether further outages are expected today or in the future.

27/5/21 – 13:00

Water engineer re-installed 2nd pump and replaced a pressure sensor that was underreporting output pressure values. Pressure was restored to flats that had complained of pressure issues (floor 3 and above). A leak in the plant room is to be fixed in due course but will not impact pressure.

26/5/21 – 13:00

Some owners notified by FirstPort of engineer visit planned for 6am 27/5 to re-install 2nd pump and check pressures at various floor levels. Alert e-mail sent from this system to all registered users.

20/5/21 – 13:00

Pump repair completed. Water pressure checks conducted on level 4 and 5. Some flats are yet to have water pressure restored to pre 5 May levels. An e-mail will be issued shortly to inform FirstPort of the failure to restore pressure. This will be posted here for reference.

19/5/21 – 11:00

FirstPort issued the following notification:

Dear Residents,

Please be advise works will be carried out on the water pumps on Thursday 20th of May or Friday 21st of May, 2021.

The engineers have said there will be water supply disruption between 9.30am to approx. 1.30pm whilst the work is been carried out.

Apologies for any inconveniences this may cause.

Water supply to your flat has been shut down by an engineer carrying out works (Wednesday 5 March 2021 – approx. 10:55am).

A fellow owner happen to speak to an engineer sent to replace a pump in the basement, and was alerted to the above interruption. We are told that the interruption may be about an hour.

• This communication is not from FirstPort, who is the ‘managing agent’ for the block and who is responsible for all matters relating to the suppler of water and services.
• There has been no communication from FirstPort regarding this interruption to water supply. If you have received any such notification, please forward that to me.

Water to block shut off. Owner intercepted FirstPort contractor who said they were swapping over one of the pumps (after overhaul). No advanced warning was received from FirstPort.
