FirstPort Group Limited – Owner’s Issue Tracker

FirstPort Group Limited (Formerly Peveral OM) is the Managing Agent of our block. Owners pay an annual service charge to FirstPort. FirstPort also pass on all costs to owners when they send out contractors to do any work. Quality of work does not seem to be verified, and costs keep getting added to annual service charges. This page records some of the current issues in the block for which FirstPort are responsible. All efforts are made to keep this page up-to-date so the owners / renters can see the status of their block. Registered users of this site can contribute to the online forum discussions and see / share insights as to how this block is managed by FirstPort and the history of it.

Our current property manager is Oliver Steel. Ollie is encouraged to communicate with managers of this website to allow for updates to be made on any/all of the matters on this list.

10/3/2023Roof maintenance / repair

Roof leakage has been a problem since at least 1999. Despite costly ‘repair’ work over the years, the roof continues to leak. Owners in the Penthouse and upper levels continue to seek clarity on a final repair.
FirstPort to arrange call with certain owners to discuss repair options. Likely to be part of residents/FirstPort virtual clinic in June.

Water ingress to main entrance. FirstPort agreed to cover cost of repair. Despite this, FP charged for works through annual service charge.

Ollie to investigate this, and has identified some related charges (circa £8000).

10/11/2022External redecoration

On 10/11/2022, FirstPort sent a letter outlining significant works described as ‘External Redecoration’. There were no cost estimates given, and owners were asked for observations.

Observations were given by a detailed letter on 15/12/2022. Significant reservations were raised about the inappropriate use of scaffolding at significant cost. There was insufficient detail in their letter to allow for competing quotes or an understanding of what outputs were for the project. Despite this it was anticipated that FirstPort would take at least a 15% extra as a project fee. Works seem to be exploratory, with a historical cost estimate near £200,000. Owners are outraged at the proposals.
FirstPort confirmed verbally that this project is now ‘abandoned’.

Owners to investigate any historic recoveries against these works, to ensure appropriate rebates.

Over time the keypad has become sticky, with buttons being difficult to press or registering multiple presses. FirstPort notified of requirement to replace the keypad.
